Telenor Land Acquisition for Data Centre – Myanmar, Mandalay

Client: Telenor

Size: 6,200 sqm Land

Brief

  • Telenor required a second site, able to accommodate a containerised Data Centre solution as well as a 70 meter tower, in Mandalay
  • Rapid delivery of the site was a key factor so that Telenor could be operational in line with the contractual commitments made to the Myanmar government
  • Telenor needed security of tenure meaning that a minimum 15 year term with automatic rights to renew were required
  • Security, fibre and power were key priorities and had to either be already available or achievable via permit application

Challenge

  • Mandalay, compared to Yangon, is a much more immature market meaning that information available from agents is limited and availability of stock presented by local agents is often also limited to their own network of contacts
  • The level of English spoken and understanding of international leasing structures was far less prevalent in Mandalay, compared to Yangon

Solution

  • Source8 were able to deploy staff on the ground and through their local contacts were able to identify a suitable plot of land able to accommodate a build solution to house the containerised Data Centre
  • Source8 was able to take the landlord through the international leasing process, needs and expectations and convince them of the benefits of a long term lease whilst also reducing costs for the client

Value added

  • Source8 was able identify both a preferred and back-up option in case either option was withdrawn from the market
  • Source8 used its multi-disciplinary skilled staff to drive an effective acquisition that took in the needs of Data Centre technicians, planners, suppliers and designers
